RV Park Rules & Guest Guidelines

The Hideaway is designed to be a clean, safe, and enjoyable RV park during your stay in Rockport, whether you’re here for a few nights, a season, or longer. A few basic rules and expectations help keep the park enjoyable for everyone.

Payment & Deposits

  • Rent & Utilities: Due monthly. A late fee of $25 applies after 3 days, plus $5 per day until paid. Unpaid balances may result in immediate eviction.

  • Monthly Deposit: A $150 deposit is required upon arrival for monthly stays (applied toward final utility balances, fees, or damages).

  • Electricity: Billed monthly on the 1st, due by the 5th, based on actual usage per Texas utility standards.

  • Site Assignments: Management reserves the right to reassign lots at its discretion.

RV & Site Standards

  • RV Condition: RVs must be clean, roadworthy, leak-free, and fully operational with current registration. Tires and stabilizers must rest on pads.

  • RV Age: RVs older than 12 years require prior management approval.

  • Site Maintenance: Keep your site tidy. Under-RV storage is strictly limited to kayaks, fishing gear, ice chests, and lawn chairs. Temporary non-permanent structures require prior approval.

  • Mail: Packages may be delivered directly to your site. Regular mail requires a personal P.O. Box.

Vehicles, Parking & Speed Limit

  • Speed Limit: 10 MPH throughout the park. Traffic moves one-way to the right to maintain emergency access.

  • Parking: Park only in designated spaces—never on grass, roadways, or vacant sites. Improperly parked vehicles will be towed at the owner’s expense.

  • Prohibited Items: Trailers, ATVs, and unregistered/non-operational vehicles are not permitted at your site (contact management for storage availability).

  • Vehicle Repairs: No major mechanical repairs, service work, or oil changes are allowed on-site.

Utilities, Sewer & Septic

  • Sewer Connections: Texas law requires an airtight, secured connection (threaded connector or rubber donut). Sewer hoses must be kept elevated off the ground.

  • Septic Safety: Flush only human waste and RV-safe toilet paper. No flushable wipes, feminine products, paper towels, grease, food waste, chemicals, or bleach products down any drain.

  • Utility Equipment: Maintain safe, tidy connections. Surge protectors/EMS systems are highly recommended; management is not liable for damage from power surges.

  • Damage & Spills: Guests are financially responsible for any line clogs, spills, or utility damage caused by themselves or their guests.

Safety, Fires & Quiet Hours

  • Quiet Hours: 10:00 PM to 8:00 AM. Bright exterior lights, floodlights, and spotlights must be turned off at 10:00 PM.

  • Fires & Grills: Charcoal grills and propane fire pits are permitted only when Aransas County fire bans are not in effect and must be attended at all times. Open ground fires are strictly prohibited.

  • Prohibited Items: Firearms, BB guns, hunting, fireworks, and public displays of weapons are strictly forbidden.

Pets & Children

  • Pets: Maximum 2 approved pets per site. Must be up to date on vaccinations (records required upon request) and kept on a leash/lead at all times. Clean up after your pet immediately. Pets cannot be left unattended outdoors. Aggressive breeds are not allowed.

  • Children: Parents are responsible for their children at all times. Children under 16 must be accompanied by an adult in all park facilities.

Trash, Laundry & Amenities

  • Trash: Dispose of household trash in the dumpster and keep lids closed. No large items (furniture/construction material), fish cleaning, or dumping of non-household trash.

  • Laundry: Do not overload machines; clean lint filters after each use. Laundry left unattended overnight will be discarded.

  • Smoking: No smoking in any park building. Dispose of cigarette butts properly.

Guest Conduct & Security

  • Visitors: Overnight visitors (past 10:00 PM) require management approval and may incur an extra fee. Guests are the responsibility of the primary tenant.

  • Behavior: Public intoxication, drug use, offensive language, or disruptive behavior will result in immediate removal without a refund. Law enforcement, CPS, or Animal Control intervention is grounds for immediate eviction.

  • Video Surveillance: The property is under 24/7 digital surveillance for security purposes. Entry onto the premises constitutes consent to digital recording.

Management reserves the right to refuse service or request the immediate departure of anyone who fails to comply with park policies.
